Not by accident. By covenant.

Your neighbours are people at the same active stage as you — 45-plus. That's not luck: a registered age covenant on every title keeps the community like-minded for the long term. Mornings are quiet. The streets are well-kept. The dog walkers know each other. And when you head to the airport for a fortnight, there's someone next door who'll keep an eye on the place.

But it's a world away from a retirement village. No body corporate to bill you, no exit fee when you sell, no licence-to-occupy. You own freehold and keep every cent of your capital gains — the covenant simply means the owner after you is part of the same 45-plus community.

FAQ

Common questions, plainly answered.

Is Elmbridge a retirement village?

No. It's a freehold residential development. You buy a freehold home on its own title. There's no ORA, no licence to occupy, no DMF, and no village manager. The 45+ alignment is about who lives there, not how you own there.

What does the 45+ alignment mean in practice?

Most buyers are downsizing from a larger family home, and the single-storey design and low-maintenance landscape suit empty-nesters. A registered age covenant keeps the community 45-plus — it carries to each new owner, so the buyer after you meets the same age requirement.

Can I sell whenever I want?

Yes. Standard residential resale — you list with whichever agent you choose, you set the price, the buyer's solicitor and yours handle settlement, and NRL has no involvement. The only condition is the age covenant on the title: your buyer meets the same 45-plus requirement you did.

Can I customise?

Yes — interior colour schemes are customisable, and there's a list of optional enhancements (solar, security, appliance upgrades). Talk to the NRL team at the show home about timing.

When can I move in?

Depends on the lot. Some are move-in-ready, others are near-finished. Each home's marketing-set PDF (download from the Homes page) confirms current status.
