Freehold fee simple. Your name goes on the title at LINZ, the bank registers any mortgage against it the normal way, and you have the same legal ownership as if you bought a standard suburban home.

Whatever the property appreciates over the years you live there is yours. You don't surrender it back to a manager. You can sell freely on the open market — proceeds, including gains, are yours.

A "deferred management fee" — common in retirement villages — typically takes 20-30% of your capital. Elmbridge has none. When you sell, your equity is intact and the gains are yours.

No occupation-right agreement
